1) What are the lease terms?
  Madison Property Management generally requires a 12-month lease, but may be flexible depending upon the time of year.

2) When is rent due?  Rent is due on the 1st of each month in the form of check, or money order. Some properties accept credit cards.  A late fee is assessed on all past due accounts after 3rd of the month.

3) Do residents sign individual leases?  No. All roommates sign a Joint & Several lease, holding all roommates responsible for meeting the terms of the lease. Therefore, if one roommate defaults on payment, the remaining roommates are still responsible for paying the entire rent. It is the tenant’s responsibility to make sure that everyone pays his or her portion.

4) Can I sublease?  Madison does have a subleasing program.  Residents may sublease their apartment, given the prospect is approved by Madison.  See your Property Manager for additional information.

5) Do I need a co-signer?  In addition to good credit history, each applicant is required to earn 3 times the monthly rent in income (which may include documented scholarships, financial aid, or grants) and at least one year of good rental or mortgage payment history in order to waive the co-signer requirement. If the applicant does not meet the income and/or credit history criterion, a co-signer is required.

6) Are pets allowed?  Cats and dogs are permitted at many properties. Breed, age, and weight restrictions apply and each pet must have a Pet Meet & Greet with the Property Manager prior to approval.  Most properties allow small permanently caged animals.

7) What if I have a maintenance problem?  Residents may call, email or visit our office during normal business hours regarding routine and urgent maintenance concerns (see Property Manager for a community's contact information). You may also contact the community from this website, from the community's page. For after-hours emergency maintenance, we always have staff on-call.
