Resident Application Criteria
Effective 1/20/10
A valid photo ID is required to tour our properties.
Objective:
To assure that all applicants regardless of race, color, religion, sex, marital status, national origin, age, physical or mental handicap, and familial status will be treated equally in the application and rental process required for occupancy.
Application/Occupancy requirements
All applicants will have a criminal background and sex offender registry search completed for each state that the applicant has had residency. In addition, a credit and landlord reference check will be completed prior to the determination of qualifying for residency.
1. All applicants must be at least 18 years of age or older.
2. All applicants must meet the income requirements of 3 times the monthly rent for Meridian Meadows and Okemos Station and 2 and one half times the monthly rent for Lansing Park and Crimson Cove to qualify.
3. The Head of Household and all household members 18 years of age or older must submit to a criminal check. Any of the following convictions will result in the denial of the application:
Assault; Assault; Assault with the intent to murder, assault with the intent to rob while armed, kidnapping, assault with the intent to do great bodily harm, felonious assault, aggravated assault;
Breaking and entering and/or attempted breaking an entering;
Criminal sexual assault contact in the first, second, third or fourth degrees, sodomy, gross indecency or assault with intent to commit sexual contact. Additionally, any household member who is placed on a sex offender list after initial occupancy will have their tenancy terminated. Housing a known criminal sex offender will also be grounds for termination.
Manufacturing, delivery, or possession with the intent to deliver a controlled substance, manufacturing of controlled substances, possession of any controlled substance or any attempted offense associated with those with in the last 20 years prior to date of application;
Larceny from a person, armed robbery, larceny from a motor vehicle;
Arson or intent to maliciously burn real property;
Any fire arm offense
Convictions not listed will be evaluated on an individual basis;
Arrests for felonies that are pled down to a misdemeanor will be evaluated on an individual basis;
Other criminal activity that threatens the health, safety and right to peaceful enjoyment of the property by other tenants or health and safety of the owner, employees, contractors, subcontractors, or agents for the owner;
Currently subject to a lifetime registration requirement under a state sex offender registration program;
Currently charged with a crime involving sex, violence, weapons, drugs, fraud, dishonesty;
Any household member currently involved in drug use;
Management determines that there is reasonable cause to believe that a household member’s illegal use or a pattern of illegal use of a drug may interfere with the health and safety, or right to peaceful enjoyment of the premises by other tenants.
Any household with a member who has been convicted of making methamphetamine on the premises of federally assisted housing or other program housing complex.

4. The applicant(s) must be subject to a credit check(s) and have credit history as follows:
- Credit report will be evaluated by First Advantage Safe Rent Systems. If any of the negatives are over 5 years, and the more recent credit history is favorable, we will review the denial.
5. The application must pass written landlord references for the past four years. (If applicable) and the rental history must be acceptable.
6. The applicant must have receipts/confirmation numbers for utilities placed in their name on or before the move in date.
7. The applicant must be able to furnish the following documentation:
1. Valid ID or driver’s license id required.
A copy of the ID will be retained in the resident file for anyone 18 years of age or older and listed on or as a guest of a household.
2. Proof of Income.
8. Applicant’s household composition must meet the occupancy standards for the unit types available. Standard policy is a maximum of two occupants per bedroom.
9. Only household members listed on the application will reside in the unit. A unit will be strictly used for residential purposes only. An applicant may not operate any type of business.
10. All household members added to the household after move in must have management approval. All persons added to the applicants lease agreement (18 years of age and older) must meet about requirements.
11. Live-In Aides will be screened for drug abuse and criminal activity.
APPLICANT WILL BE EXCLUDED AS A HOUSEHOLD MEMBER WHEN THAT APPLICANT’S PAST OR CURRENT ACTIONS VIOLATE THE RESIDENT SELECTION CRITERIA.
PROCEDURES FOR ACCEPTING APPLICATIONS
1. All blanks on the application must be filled in. If an item does not apply to your household, fill in the blank with N/A. If a question is left blank, the application will be rejected. An incomplete application cannot be processed.
2. Applicant must sign and date the application. Do not sign unless you have read and understand all items on the application and are sure all information is complete and accurate.
ACCEPTANCE OF AN APPLICATION IS NOT A GUARANTEE OF RESIDENCY
Acceptance of an application is never a guarantee of residency. It is simply acceptance of the application. Applicants must still meet all qualification requirements outlined in The Resident Application Criteria. A copy of the application packet is available upon request.
